Seems like a long time since January 2015 when my wife and I strolled into our local bank to finalize the terms on our Home Equity Line of Credit (HELOC). It was stressful, exciting, and I felt very grown-up. I had just turned 30 in November and had been planning this moment for many months. That plan was to start an Airbnb in our house. The house we purchased in 2010. The house that we are raising two girls in and the house that has become our “home”.
One of the major factors on why I bought my home in 2010 was due to the unfinished walk-out basement. Because it was 1,000+ sq. ft. it had the potential to bring in more equity if finished. That was the idea anyway. However, life happened, and my first daughter was born in May 2012. Up until this moment the basement was used for storage, a workout area, and a place for the dog to run around and terrorize at will. Time passed and in April 2014 my second daughter was born.
The basement was still accumulating more junk and served as the catch-all-pit for my family. My family was growing but that basement, though! I wasn’t going to just leave it unfinished so I created a goal for that basement in July 2014. Like I said, I was turning 30 that November and it was high time to get to work.
The goal was to have tangible plans drawn up for the basement by the end of 2014.
Airbnb was starting to pop up here and there in the city of Nashville, TN. My wife and I had used Airbnb for a few short weekend trips to cities nearby in the past year or two. We loved everything about Airbnb. The cost, convenience, and experience is amazing. Therefore, in that July of 2014 instead of spending thousands and thousands of dollars finishing my basement we decided to turn that 1,000 sq. ft. area into an all-inclusive living space. If we are going to finish it anyway might as well make it “work” for us.
A hot weekend in August was a perfect time to have a “basement” sale. Most of the stuff sold and the rest was donated. Over the next few months I hammered out all the major details. Floor plan, furniture layout, amenities, anything and everything we would want in a luxury style space. I priced out what the total job would cost and everything was on track. Furthermore, December was around the corner and after the holidays we were hitting the ground running.
My first Airbnb guest was on May 30, 2015 and to commemorate the one year anniversary I want to share the process of how my Airbnb was created and furthermore on what it takes to successfully turn part of your home into an Airbnb.
